When “Storms” and extreme weather batter properties with winds and rain any “Cavity Wall tray” system can become overwhelmed, the amount of water entering the cavity area along with water being blown back in through the weep holes can become greater than the water that finally exits the wall.
With the weather becoming more and more extreme we have seen small breaches of previously perfectly working cavity tray runs.
This is unfortunate and we will always look to improve the situation in any way that is possible, but it should be noted that this situation can occur on any cavity wall tray system that is used, just as a well tiled or slated roof can leak when wind driven rain blows water uphill and inside the property.
In most cases of the cavity wall tray breaches we have encountered - the main issue has been a window or windows above the area which are either set too far back in the wall (usually behind the reveal or in the cavity area) or the drainage for the windows is ineffective or blocked, this is especially apparent with Hollow section UPVC windows which are the main type used in most properties.
A Cavity Wall trays purpose is to collect the water from the outer wall that has penetrated through the wall and entered the cavity area. When water is entering the Cavity area through incorrect or faulty windows the cavity wall tray can become overwhelmed and breaches of the tray can occur. Over the years with countless named storms we have seen water ingress through windows, doors, cladding, and once even through a letterbox in the middle of a composite door - highlighting the forces present when a ”Storm” hits. In most cases a Cavity Wall tray will adequately deal with water ingress through the outer wall but please be advised in “Storm” conditions , which are unusual but becoming more prevalent some breaching can occasionally occur.
